Listed below you will find the recipe that makes us successful at selling homes.  I think that our organization has some innovative marketing ideas and we are always trying to stay ahead of the curve.  However, if you are looking at competing Realtors you might find that we share a lot of the same ideas and techniques.  Ideas are great, but having the resources to implement this plan into action is what creates success.  I hope that you find value in this and will allow us the opportunity to earn your business!

Marketing Plan

 

Proffesional Photographer - According to Realtor.com, nearly 90% of buyers identify their home on the internet and do so using the photographs.   In this day and age a Realtors marketing dollars are best spent marketing the property in the best light possible in our opinion.  We hire a photographer with the equipment and expertise to accomplish this, and we believe it is the key to our success.

Virtual Tour - in addition to taking wonderful photos a proffesional photographer can help prepare a virtual tour.  This allows buyers to identify better with the layout of the property.

You Tube - WE upload a video and or a virtual tour of your home to You Tube.  Easily found by searching the home address on the internet.

Individual home website - We offer each home an exlcusive website. e.g 999jacksonst.com.  This drives potential buyers to a description and pictures of YOUR HOME and gives them the ability to request a showing.

Realty Pro - We are a brand consisting of experienced Realtors.  Almost all of us have spent time working for bigger names like Edina, Coldwell, and RE/MAX.  Realty Pro offers us the ability to control our business and direct marketing dollars where they most directly benefit our business and our clients.

Multiple Listing Service - Required information is submitted as well as supplemental information on your home and photo(s).  Incredible PHOTOS on the MLS are the key to selling a home.  This is how people that use the internet decide on whether or not to visit your home.  We take pride in our ability to take great photos.

We add photos, hyperlinks, virtual tours and supplements to your listing on the MLS. We want people to know all the great features of your home.

Realty Pro yard sign - When allowed we install a yard sign that will contain our contact information, a property URL as descriped above, flyers for passerby's, and as more ways where information regarding the property and or information on how to view the property can be found.

Realty Pro directional arrows - When allowed, we place directional arrows on street corners to help buyers find the listing.

"Just Listed" notices - We use both mailing and e-mailing "Just Listed" notices to prospective buyers.

We don't just send out just listed notices, we send them out to targeted databases. It makes no sense to send a 500k home to a college kid, or a 5,000 sq ft two story to a couple that is downsizing. We match your home to the buyers that might buy it.

Database of pre-qualified buyers - Realty Pro can link our team to hundreds of pre-qualified buyers through their agents and cooperative agents. We also pre-qualify all inquires for as little hassle to you as possible.

We know about buyers that have been thinking but have not started actively looking. We search our database for them when we list your home and send them a full color flyer of your home.

Open Houses - When appropriate these will be arranged. Most common hours are Saturday or Sunday from 12-4 pm.  They are never a requirement for our sellers.

Company meeting - Your home is spoken about at sales meeting, networking groups, and throughout the Realty Pro system as well as working with other companies and their Realtors to help sell your home.

We work with ALL Realtors to help sell your home -  We use the internet, word of mouth, email, and mail to market your home to other Realtors who potentially have a buyer for your home.  We also offer a 2.7% guaranteeed commision to those buyers agents as incentive for them to show and help us sell your home.

Internet presence - Realtor.com, Yahoo.com, Trulia.com, Zilliow.com nickpjohnson.com, youraddress.com, Edinarealty.com ColdwellBanker.com, Move.com, as well as through broker reciprocity- your home is seen on all sites linking to Regional MLS.  These are just some of the sites that will help us sell your home.

Most agents don't invest in their own personal website. They pay a company to fill in their information in the blanks.  We believe that we should have a personal touch in everything we do, especially when marketing your home

Advertisement in Real Estate magazine - When Appropriate we use a Real Estate magazine to market your property.  Each property is unique and requires a unique marketing plan.

Black and White advertisement - When appropriate we use local advertising as a medium to market your property.  Each property is unique and may require a unique marketing plan.

Open house advertisements - All open houses are highlighted with a line advertisement and placed in the open house directory.  Typically we use at the very least craigslist.com, and the MLS to advertise your open house ahead of time. 

Home warranties available - Home warranties help a home sell on average, 1 week quicker and for 1.7% more.

Contact every agent for thorough feedback - We stay on top of all buyers, not just our own.  Homefeedback.com allows the showing agents to evaluate your homes condition, price, and buyers' level of interest through e-mail sent directly to the sellers.  E-mail allows for an unbiased and unfiltered opinion of the job we are doing and the seller is doing with the presentation of the home. 

If we cannot get a response through e-mail we call every agent and find out what our sellers need to do to get their buyers to write an offer.

Telemarketing - We will  call potential buyers for your property as necessary.

Relocation - We have networks and relationships with out of town buyers that may be intersted in your home.  Our coroporation has exlclusive agreements with major corporations to help find homes for buyers that need to relocate fast.  Listing with us gets you that exposure at no additional cost.

Flexible loan programs - We do the legwork if the buyers need help finding flexible loan programs.

Networking - Having the largest realtor network allows us to network and sell homes faster for more money.

Top Search engine placement - We strive for top placement at numerous search engines.

Optional marketing - Each property is unique, sometimes sellers have additional ideas about how to market their home and we want to hear them.  After all, you were the last buyer.
